Due Diligence & Analysis

Investing in multi-family properties, or apartments, is an area that many real estate investors "ultimately" want to do to grow net worth, passive income, retirement funds or generational wealth.

Most investors believe they have to "work up" from single family before they can start.  While we don't generally agree with that philosophy we firmly believe preparation and education are two of the keys to real estate investing success.

It may be tempting to skimp on due diligence, especially if you are excited because a deal appears to be a good, profitable fit or other buyers are in the mix. Don't. Learn how to perform Due Diligence and apply your knowledge to every multi-family transaction you consider, regardless of size. 

It's time to take your education to results.

Our class day will include some of the essential elements of multi-family purchasing to determine if a deal is worthy of pursuing or not. 
  • Due Diligence.  What is Due Diligence?  It is a thorough inspection and examination of all aspects of the property including income and expenses, title, structure/s and much more. Surprises, often with a bit of omission and misrepresentation, are more common than not in commercial and multi-family due diligence, potentially causing higher purchase prices and lower profits when they are overlooked. This topic will be covered over more of the class day than any other topic for good reason. Inadequate or poorly performed due diligence and deal-specific analysis can substantially increase risk of financial loss.

  • Title.  This segment of the class day will provide details of how a multi-family title may differ from single family, what to look for and what needs to be resolved to clear title.

  • Financial Analysis.  As in all areas of real estate investing, once you find a deal you've got to move quickly.  We will work through the process of cursory financial analysis of multi-family properties to determine if the deal is worth pursuing.
