Real estate investing is a game that comes down to, in large part, the numbers. Get them right, and you could have a viable deal that meets or exceeds your profit expectations. Get them wrong, and you can have expenses that go well beyond eroding your expectations straight into the red zone.
Learning to run accurate numbers is key. No bending, stretching or shrinking numbers because you want the deal to work. No omitting key, unavoidable costs. No skipping over unfavorable comps. No getting overwhelmed by the process and overanalyzing the deal until someone else scoops it up. No using third-party or automated valuation alone without your full analysis. No settling for the quick answer without doing the true analysis. Once you get the hang of it, it really isn't difficult.
That said, there are always deals that are more difficult to evaluate than others for even the most experienced investors and even more so for those who are learning. That is the beauty of being part of REIA. We have an amazing community who can, and generally will, help along with resources you can utilize. For starters, get the processes for residential deals in wholesaling, flips and rental properties well in hand with the guidance of an instructor who has three decades of real estate analysis and thousands of deals under his belt.

Chris started out selling real estate and has run brokerages, done rehabs, developed town homes and apartment communities and done small scale land development.
