IFTTT - If This Then That
Fellow REIA Member Bryan Edelman, Founder of LandlordOps, steps briefly out of his role as our go-to for his AI Property Management Assistant to provide education on the setup and use of IFTTT for deal sourcing.
IFTTT stands for If This Then That. "If This" happens that meets your criteria, "Then That" is your chosen outcome. In other words, "If This" - a new property is advertised within your parameters in your chosen search resource - "Then That" is notifying you by the means you have chosen.
The service effectively searches for, generally, off-market deals, typically offered by motivated sellers. Think an automated service that notifies you of new available deals in real time will break the bank? Think again. Their service can cost anywhere from nothing to $108 a year. One of our Members bought nearly 50 units in Ballard using the free version, all with Seller Financing and a minimal down payment.
The setup of your searches - which can be done once if you catch all of the necessary search parameters - is what some investors find problematic. No results or 100s of moderately relevant results. Bryan will simplify setup to make use - as simple as opening an email or text - easy.
Several search parameters will be discussed to provide, at minimum, starting points. This is a free-to-cheap actionable means of locating deals, whether for wholesaling, flips, or holds.

What about the new laws? There is no solicitation used with IFTTT. Attorneys tell us that unless you have a Bandit sign, website, billboard, etc. proclaiming your expertise to incentivize prospective sellers, you are simply responding to a publicly advertised deal. While REIA recommends real estate investors cease activities in the City of Seattle altogether, there are protections everywhere else in state as an additional layer of safety that can be utilized.
